Written Notice of Intent
Ironwood Fifteenth Condominium Association
This form allows you to submit a written notice of intent to sell / lease /rent your condominium unit.
Before You Begin
Per Article X of the Declaration and the Association’s Rules and Regulations, all unit owners who wish to sell, lease, or rent their unit must first notify the Board of Directors in writing before accepting any offer.
The Association holds a Right of First Refusal, meaning the Board—or a designee—has the option to purchase, lease, or rent the unit on the same terms offered to a third party. Any sale or lease attempted without first offering it to the Association is considered invalid under the governing documents.
To comply, owners must:
Submit a written notice using the form below before accepting any offer to sell, lease, or rent.
Provide:
The terms of the offer, and the name and address of the buyer or tenant.
Two bank references and three personal references (local if possible).
Allow the Board up to ten (10) days to review the request and respond.
Once approved, the transaction must be completed within ninety (90) days of notice.
Important Note
The Board of Directors has the authority to waive any or all reference requirements at its discretion.
Applications that are incomplete or missing information may be delayed in processing.
Additional requirements from the Rules and Regulations include:
Leases must be for a minimum of 30 days and may not be sublet.
A completed application with a non-refundable $100 fee payable to Ironwood Fifteenth Condominium Association, Inc. is required for all buyers or tenants.
A background check ($32 per applicant) will be conducted payable to City Luxe Realty.
After review, an interview with the Screening Committee will be scheduled before occupancy.
Please ensure all sections of the notice form are completed accurately and include all required documents to avoid delays.
⚠️ Reminder: No sale, lease, or rental is valid until the Association has issued written approval.
